All rooms will be fitted with air conditioning units (both Hot/Cold) , cooker, hob, extractor fan, fridge freezer, microwave, washing maschine, provision for satellite TV and ISDN internet/broadband (equivalent) access. Private sun beds and umbrellas will be designated per apt. Powder coated double glazed windows, designed and manufactured to European standard and European manufactured sanitaryware. In addition, the project will have two communal swimming pools, one children's playground, kiosk/restaurant with seating, tennis court, gymnasium, a gated environment/entrance, landscaped gardens (including tree-lined access roads) , high quality outside paving etc.
Communal area: The project will employ two full time persons, one a facilities manager to oversee the gym, tennis courts, pools etc; the second to do maintenance/repairs and tend to the gardens on the completed project. Access to gym and facilities is free to all owners.
For the first two years the monthly communal fees will be fixed at CYP40 per month, this fee will cover the maintenance and upkeep of all communal areas, gym, tennis court etc. After the second year an additional CYP5 per month will be added onto the communal fees which will form a 'Sink Fund' to cover future repairs and renovations, i. e. re-painting the complex, etc.
